Buying an industrial unit at Sengkang Connection carries a different statutory cost profile from a residential purchase. There is no Additional Buyer's Stamp Duty, but GST applies and Seller's Stamp Duty has its own industrial schedule. This page sets out each.
Sengkang Connection Buyer's Stamp Duty
Buyer's Stamp Duty is payable by every buyer regardless of profile, on the higher of purchase price or market value. Non-residential property uses a separate, lower scale than residential, topping out at 5% rather than 6%. The rates are marginal: each band applies only to the portion of the price within it.

Worked example: on a $1,500,000 industrial unit the BSD is $1,800 on the first $180,000, $3,600 on the next $180,000, $19,200 on the next $640,000 and $20,000 on the next $500,000 — $44,600 in total. BSD is payable within 14 days of exercising the Option to Purchase or signing the Sale and Purchase Agreement.

Sengkang Connection and Additional Buyer's Stamp Duty
ABSD does not apply to non-residential property. This is a substantive advantage of industrial over residential, and it applies to every buyer profile without exception.

An investor already holding residential property faces 20% or 30% ABSD on a further residential purchase as a citizen, and more as a PR, foreigner or entity. On an industrial unit that surcharge simply does not arise, which materially changes the comparison.

Sengkang Connection Seller's Stamp Duty
Industrial property carries Seller's Stamp Duty on a three-year holding period, distinct from the residential schedule. It applies to industrial property acquired on or after 12 January 2013, regardless of whether the unit was owner-occupied or held as an investment.

SSD is charged on the higher of selling price or market value, and applies to any disposal within the window — including transfers and gifts, not only arm's-length sales. The only way to avoid it entirely is to hold beyond three years. Note that commercial property such as strata offices and retail carries no SSD at all; industrial is the exception among non-residential classes.

Sengkang Connection GST Treatment
GST at the prevailing rate of 9% applies to the sale of non-residential property where the seller is GST-registered. A developer selling new industrial units is normally GST-registered, so GST should be assumed to apply on a purchase at this development.

Recoverability turns on what the buying entity does. An operating company that is GST-registered and already carrying on taxable business activities can generally claim the GST as input tax as it is incurred. A non-operating company — a newly incorporated entity or an investment-holding vehicle — generally begins claiming only once the property reaches TOP and operating activities commence, such as leasing the units out or running the business from the premises. Both positions are subject to the rules set by IRAS, so take advice specific to your structure before committing.
